As a realtor, I've been with a lot of people who think that real estate market is the same wherever they are.
So if they are from a country wherein the market is really bad, they think that the market will be as bad, regardless of where the property is.
Fund qualification is a must.
If you want to buy a property, you need to have some kind of proof that you have the funds for it.
If you are going to pay for the property on your own, then you need to show the realtor that you have enough funds for the transaction.
In fact, some realtors won't even help you find a property if you can't prove to them that you have the financial capability to buy a real estate property.
The real estate market is fast moving.
I have encountered a lot of people who have the funds and are ready to buy a property.
But when they found the best property for them, they would wait for weeks or even months to get into the transaction.
Keep in mind that if you started to look for a property, it would be better to close the deal immediately, because there is a great chance that it will be sold in a few weeks.
Appraisals are important but could be a problem.
If you are going to take out a loan, the lender will be sending an appraiser to determine the value of the property.
The problem starts when the appraiser sees the property less than what you and the seller has agreed upon.
Your next action would be to negotiate with the lender or settle the difference in your loan and the agreed amount.
Be very patient.
You will not always get everything that you want in the real estate.
