My Best Friend Is A "Part Time" Realtor Can You Help Her Find Us A Home?

I received a call yesterday afternoon.
It was from a school teacher who`s best friend is a "Part Time Realtor" who has been attempting to place offers on several homes located in Coral Springs, Davie and Cooper City Florida without any luck! She came to me as a referral.
This person wants me to assist her best friend in locating a home! I explained to her that I can offer her friend a referral of 25%,but I just can`t help her friend and receive no compensation.
The Conversation is as follows: Teacher: My very best friend is unable to help us.
I need an experienced Realtor to locate us a home that we can purchase.
Me: Great! I`m your man! When would you like to start? Teacher: Only one problem, I still want to use my friend! Me: I could offer her a referral fee of 25%, but that`s as far as it goes, we like to work alone with our client.
Teacher: How about helping her and you take a 25% referral fee? Me: You mean I do all the work, and she gets paid for doing nothing? Teacher: You came highly recommended, I need someone to help, but I don`t want to disrespect my best friend.
I explained to her over and over again, that its impossible to work like that, at one point I wanted to ask her if "She would work for free".
but I held my tongue! Don`t know about you, but sometimes its easier just to say No Thanks...
