How to Sell a Home With No Certificate of Occupancy

    • 1). Determine what is required to bring the house up to code. Certain minor things such as strapping a water heater for earthquake safety is a simple task that could bring a building up to code. A deck built without a permit might be a large selling point, making it something you want to keep instead of personally incurring the cost of removing it and losing the selling point. You can hire an inspector to review the property and create a comprehensive list if you want to itemize issues.

    • 2). Decide whether you are going to make all upgrades or some renovations or whether you will sell the house as is.

    • 3). Perform any work you decide to perform.

    • 4). List the house on the market "as is." Disclose what you do know about the property repairs needed. Indicate that inspections are the responsibility of the buyer and that all permits should be confirmed with the county records office. Set the price of the house based on current market prices in the area less any renovation costs you are aware of. You may add a further discount, perhaps 10 percent, to make the property more attractive to buyers.
