Nowadays you can cut out the middleman and avoid estate agents fees by engaging in private house sales.  In the old days, before the dawn of the internet, in order to sell your house privately you needed to at least spend money on newspaper advertising.  However nowadays there are some very user friendly sites out there which will let you list your property for free or search through their database of private house sales.

Even if you are already with an estate agent don't worry you can still sell your property at sites like this and you do not need to pay any commission to an estate agent.  If it is the case that you have signed a Sole Agency agreement then you can still sell your property privately and not have to pay commission.  However be aware that if you sign a Sole Selling Rights agreement then you will have to pay the estate agent's commission even if you do sell your property yourself.
